House prices will rise by 30 per cent in five years

Britain’s biggest property website has rebuffed claims that the housing market is heading for a slowdown, with a forecast that prices will soar by 30% over the next five years to average £318,000 in England and Wales and more than £715,000 in London.

Welcome to this months newsletter from Vanet Property Asset Management. According to Rightmove 2014 is “the year to move” and the average time to sell a property has fallen from 75 days to 65 days in same period last year. 

At Vanet Property Asset Management six members of our team will be rowing 8.5 miles of The River Thames tomorrow 9th August at 08:45am to help raise money for a local charity situated just over the river from Canary Wharf who changes young people’s lives through sailing and rowing. Welcome to this months newsletter from Vanet Property Asset Management. The Rightmove House Price Index May 2014 reports that “new sellers asking prices are up by an average of 3.6% (+£9,409), the largest rise recorded at this time of year and another new all-time high! Ten out of 32 London boroughs have seen an annual rise in asking prices of over 20%. However, the 43.1% (+£186,809) annual increase in new seller asking prices in Tower Hamlets is the largest in London. The huge annual gain in Tower Hamlets can partly be explained by a significant increase in cash buyers and investors in Canary Wharf and neighbouring areas driving up the borough average, however, it is symptomatic of the capital’s wider housing problems.”

Welcome to this month's April newsletter from Vanet Property Asset Management. Rightmove’s April House Price Index report suggested that Tower Hamlets is one of London’s top four performers seeing property prices increase by 6.2% vs March 14. Overall, there has been a 7.3% annual rate of increase in asking prices – the highest since October 2007 which takes us back to pre-credit-crunch levels. Despite new figures suggesting a total of 31,400 new homeowners last month, (highest figure since August 2007), the number of properties coming to the market so far in 2014 is up 13% on last year but supply shortages are still fuelling prices in many areas in the south. The UK’s property market has received a growing amount of media attention over the last few months and needless to say there has been much speculation about how the government's help to buy scheme will affect house prices. Interestingly, Rightmove’s Avg. Asking Price Index states that this month’s average asking price in Tower Hamlets has increased on average by £48,597.00 (10.3% increase on September). Joel Brookes, Vanet’s Director, shares his opinion on this matter. “Whilst all of these statistics need to be taken with a pinch of salt (especially the most aggressive ones), what this does indicate is that this is very much a ‘sellers’ market fuelled by lack of supply on the market and an exceptionally high demand of buyer activity. At Vanet, we are registering TRIPLE the amount of buying applicants compared to this time last year. In short, the message to our buyers is do not wait – buy now”. What views do you take?
